In 1998, for additional access to capital in order to facilitate the purchase of more foreclosed properties, he took on a partner and formed his first corporation, K&S Diversified Investments, Inc.Ron continued to buy and re-sell foreclosure properties until the year 2000. Around this time the California market really began to improve – so much so that the great deals in foreclosures were disappearing. So, rather than purchase foreclosed homes, he began to purchase defaulted notes secured by real estate.
It did not take Ron long to realize that the margins on the notes were much better than on the properties themselves. He has continued to purchase defaulted notes since the year 2000 and has consistently achieved annual yields of about 35% on average.
Additionally, over the last several years, Ron has purchased rental properties in different states throughout the country. Ron looks for properties that he can fix up, raise the rents, and produce positive cash flow from.
Most recently, in 2006, Ron left his former company and started a new company – Equity Investments Group. He started this company to pursue new sources of defaulted trust deeds in addtional geographic areas. Through business relationships Ron has built with lenders over the years, Equity Investments Group now has access to what is nearly a limitless source of potential loans.
Joan Goslin, President of Collections
Joan Goslin has worked in the real estate and foreclosure industry for over twenty years. Her extensive experience includes all aspects of real estate including bank foreclosures, property rehabilitation, escrow, title, and sales. She is highly organized and skilled at turning non-performing debts into paying accounts.
For nearly fifteen years Joan has worked closely with Ron Kaplan in building both Ron’s prior investment company (K&S Diversified Investments) and EIG. She oversees the day-to-day organization, follow up, and collections on the company’s receivable accounts. Joan is one of the company’s best assets.
